How the “WHEN” Makes It a “Win”

For businesses that operate twenty four hours a day, seven days a week, finding the time for those large scale maintenance, upgrade, or remodeling projects can be a challenge. However, every business knows that getting those projects successfully completed can mean big wins for revenues, especially in the hospitality world where guests expect the facilities to be in tip-top shape. So, can when you do a project really determine if the project is going to be a winner?

Hotels are constantly on the clock catering to guests and preparing for the day ahead. Unlike many other commercial businesses, there is no opportune time to shut down and complete needed maintenance or upgrade projects. This means that lighting retrofits or electrical service projects must be completed by experienced contractors and service providers who are able to offer a wide range of services, flexible scheduling, and reliable outcomes. Keeping guests happy is the number one priority.

The first step for a property that wants to stay open for business during renovations is planning. Taking the time to discuss a detailed project sequencing work plan can reduce frustrations and optimize the design and construction process. It is also important to consider creating contingency plans that make allowance for those unaccountable delays that can often occur.

A successful contractor must be able to work around peak hotel operation times. For some hospitality locations, this may mean completing the majority of the project at night or in the early morning. Other hotels may choose to have construction and maintenance crews rotate to low traffic areas during peak business hours. Facility Solutions Group (FSG) takes pride in completing projects on the Q.T., without anyone knowing we were ever there.

Our team helped to retrofit the Hotel Pennsylvania in New York City with brand new, more efficient lamps. This project translated to more than $143,000 per year in realized savings through lowered energy costs. The best part? We did it all without disturbing day to day operations.

In addition, FSG recently worked on a project for the National Flight Academy in Pensacola, FL, which didn’t require any shutdown for their facility. NFA director John O’Hara says: “FSG came in and performed the project. I didn’t even know they were here.” The National Flight Academy projects a more than 50% reduction in lighting system wattage, or more than a 210,000kWH reduction over the course of the year.

24/7 businesses require partners that understand how to work around non-stop service operations. It is also important to remember that not all hotel projects or renovations are equal. There is a big difference between completing the renovation of a pool, for instance, than there is for replacing all the wiring in a guest room. Look for contractors who have relevant project experience with a list of reliable client reviews.
